Closing Day
You’re
almost finished! Here’s what’s left:
- The
Movers
Make sure the moving van has room to park and easy access to the home.
Movers expect payment upon delivery; inquire in advance whether they
will accept checks/credit cards or if you’ll need to have cash.
Tipping is customary – usually about $20 per mover, but varying
depending upon the difficulty of the move.
Be available to answer questions about packing order and fragile items.
Items you intend to move yourself should be kept separate and clearly
marked. Give the movers clear directions to their destination and
a contact phone number if they get lost or have problems. Make sure
someone remains at the home until they are ready to leave.
- Final
Walkthrough
Through your agent, the Buyers will schedule a final walkthrough
with their agent. This will most likely be the day of closing.
- Understand
the Closing Documents
Your attorney should review the closing statement (HUD-1) and
other documents beforehand and answer any questions you may have.
- Deal
With Any Problems
It’s not unusual to close without a hitch. Nor is it
uncommon to encounter a problem. DON’T PANIC! Most issues are
resolved by simple means – such as escrowing funds for unfinished
repairs.
- Execute
the Documents
Typically, the closing is held at the Buyer’s attorney’s
office. The Buyer’s will have arrived earlier to execute their
mortgage documents. Both parties will then sign the Deed, Closing
Statement and other documents. Congratulations, you’ve just
sold your house!
- Give
Keys and Documents to Buyer
You should have all keys available to give to the Buyer at
the closing. You should also provide warranties, repair records, etc.
if you haven’t left them in the house.
