Closing Day
-
Market
Conditions
-
Have
Your Paperwork Available
You
should bring all paperwork pertaining to the transaction ... contract,
inspection reports, correspondence ... in the event there are any
questions.
-
Understand
the Closing Documents
Your attorney
will go over all documents with you; many are formalities required
by the lender. Don’t be afraid to ask questions. After signing
these documents you will have both rights and obligations. It’s
important to understand your responsibilities.
-
Close
Your Mortgage
Before
you can close the deal with the seller, you need to close the deal
with your lender. This part of the closing has nothing to do with
the sellers, and they will not be present.
-
Deal
with Any Problems
Now is
the time to deal with any outstanding issues; typically – if
at all – anything arising as a result of the final walk-through,
occasionally items on the HUD-1 or other closing documents.
-
Execute
the Purchase Documents
Happily,
there are far fewer purchase documents than loan documents, which all
parties will sign. Congratulations, you’ve just bought a home!
-
Collect
the Keys from the Seller
In addition
to the keys, the sellers may bring (or leave in the house) any relevant
paperwork (e.g., service records, warranties, appliance instructions,
etc.).
